To attract the sellers you are looking for, place an ad. This seems to be the simplest way to find sellers but there are other ways too.

Homeowners on the brink of foreclosure, landlords who can’t take another day of torture, and people who desperately need to move or already have an empty house they’re paying for – they’ll all want to talk to you.
In the beginning, these people can be found in your local paper. Look for “For Sale” or “For Rent” ads. Calling on those ads will help you get started in the beginning. Sure, other people are calling about them as well, but if you follow my script, you’ll find you’ll have better success than others.
All of these people are under stress and just want to move their houses. By showing them you can help them, you shouldn’t have a problem getting people to sell you their houses and make money in the process.
