Lou, we’ve had a couple of questions and one of them was, “How can you renovate a home without putting any of our own money into it?”
Well that’s music to my ears. Because that’s one of the things of course, that everybody thinks is how money is made in real estate that you find an asset and that you purchase that asset. Then you hire contractors. You spend a bunch of money on that property before you ever make your first dollar. That is not how we do business. What we found is that the people that move into our properties, they want to select their own flooring. They want to select their own paint colors. They want to select their own faucets and countertops and ceiling fans. They want to do their own thing. Don’t you. In other words, when you think about your own property, didn’t you want to do exactly the same thing? Well, we offer our clients the opportunity to do some all or none of the repairs.
We give them the chance to that. If they want to do those things, they can earn credits towards their down payment. So great question. Many people have actually done exactly that with me. They have purchased their home from us through our Path to Home Ownership Program. And then they’ve agreed to do some or all of the repairs. And in exchange, we give them a credit towards their down payment. So they’re not required to bring as much money to the table because they’re taking on some of the very things we would have spent money on. They’re agreeing to do those things. So we give them the credit for that towards their down payment. So it’s a way for people to bridge the amount of money they have to work with with the amount of money that’s required under our program. And because of the fact that they get to choose their own things, they absolutely love it.
They brag about it. I have stacks literally of pictures from residents that have been with us on our program. And they’re quite proud actually. To tell you the truth, they’re quite proud of what they’ve done with the property and they love to show it off to us and we’re quite appreciative of them sharing it with us as well. So that’s my advice, this is what I teach is our house monster system finds people like that. So we find our customers when, before we purchased the property. So then now we’re showing those customers the property that needs to be fixed up under the conditions that we’ve already explained to them. And they are very excited about taking that on for sure.
