As Lou Brown says, he is no plumber but he knows that a $361 fee (for an hour of work) plus parts to replace a wax ring on a toilet is not normal. That is way too expensive. You may even work on that plumbing job yourself if you have the right tools and right parts. (Or maybe even watch an instructional video.)
To relate this to the rental property business, there are certain expenses to have that rental property. The question is why would you want to go through all that process?
We approach the market in an entirely different way as real estate investors. We give people the opportunity to own a home. We call that “ Path to Home Ownership.”

I just got a question. I’m no plumber, but a plumber just quoted me “$361 + parts” to replace a wax ring on a toilet. Is that normal? And the answer is no! That’s not normal. And what in the world are they doing that? So, first of all, if you ever have a question like that, you ask the plumber, well, how long would it take you to fix that? And then if they say, Oh, an hour, so what you’re really telling me is it, is you make $361 an hour. Is that correct? So what you’re trying to do is always, when you’re looking at a job, you want to find out how long it takes to do that job, and then equate that to a dollar per hour. Now I’m not saying that if you’re talking to a brain surgeon and they say, well, we’re going to do your brain surgery in an hour.
And how much is that? And that’s $10,000. Well, obviously they have some advanced education training and they have an investment in their education process that worth hundreds of thousands of dollars, obviously. So I’m not talking about that, but plumbing has become sort of brain surgery as well. And the interesting thing is though that you can find videos, you can find videos and trainings on YouTube, et cetera, that can give you exactly the steps to take on that. And what you’ll find is, you can get that job done in way less than an hour. If you have the right tools and the right parts, and it was a funny thing. It’s $360,000 plus parts, and the parts is like a $3 wax ring, right? It’s very inexpensive for sure. So, as you’re looking at opportunities, one of the questions you want to ask yourself is if you’re in the rental property business, then there’s certain expenses to owning that rental property.
And my question would be why in the world would you be doing that work? First of all, you, when you learn the skills to buy houses right, and buy houses cheap, that same hour I can make $30,000. And the reason is I’m talking to a seller, a motivated seller, I’m finding out their motivation, and then I’m making them an offer that solves their problem. So when I’m on the phone with someone I’m determining during that conversation, what the challenges are in their life, what’s going on and what solution I can bring to the table to solve their problems. And that’s an exciting thing. I love that process and really solving people’s problem is what I’m in this business to do. When I solve other people’s problems, I get paid very, very well, and they’re happy about it, by the way, they even know what we’re going to make on properties in many cases, and they’re happy about it.
They just want to be rid of their problem. Now, another thing is, you might be trying to find out about a wax ring on a toilet because you’re looking to fix a rental property. Well, you see, we got out of that business years ago, we are looking for residents that live in our homes that want to be home owners. So they find these things out for themselves. And if they have the skills, if they have the ability to do that, they will do that themselves. And if they don’t, we have people that will go in and do those things. And usually for less than a hundred dollars for the same thing we’re talking about here. So definitely you’ll want to build up your team and the team will go in and do these things. When your resident can’t do it. Now, what am I describing to you?
We approach the market in an entirely different way as real estate investors. First of all, we’re not looking to be landlords. We’re looking to give people the opportunity at home ownership. We call it the path to home ownership. And the way we do that is to identify a target market. And then we market to that target market. We’ve got all the marketing materials. I teach you the process on how to do this, and it’s a marvelous way that you can serve your community, solve problems in your community for both sellers and buyers. And then give yourself an amazing cash flow that can be a residual income for the rest of your life. Love to share that with you, check us out www.streetsmartinvestor.com and also check us out at www.certifiedaffordablehousingprovider.com You’ll be amazed at the difference in the model that we do versus the traditional real estate investor or wholesaling or landlording models that are out there. What I’m sharing with you is totally different. It was a game changer for us, and now I teach people nationwide and even worldwide what to do and how to do it. And we’ve dialed it in, in a process that really solves all the problems, operations manuals. We call it tools, training, technology, and team. I’d love to teach you how not to spend $361 to replace a wax ring. And in fact, have an amazing cashflow business to boot. My name is Lou Brown, look forward to seeing you soon. Yeah, baby!
