Hi! It’s Lou. I’m your local Certified Affordable Housing Provider, helping people to end up with home ownership, regardless of credit or financial background. I love that, about our business. I love what we do, within the local community to change lives and help families to grow. And I think about some of the people that we’ve helped in the past, and it’s been so much fun. We’ve really enjoyed the process. One of them that comes to mind is Mr. Harris, Mr. Harris came to us at 81 years old. If you can just imagine, he was driving down the street, he saw our sign that said, come fix me up. He says, I’m going to go buy that property, or I’m going to go back, buy that property rather and take a look at it. Well, sure enough. He came to the property, actually found that the back door was unlocked.
He came in the property, looked around and he said, yeah, I’m interested in knowing more. He called us up. We walked him through, how our program works. So, basically in that particular case, the house was not fixed up. And we offered him and said, look, if you’ll take the property as is, we’ll give you credit towards your down payment. Why pay somebody else? When we can give you credit towards your down payment? He says, well, I love that because I’ve been fixing property all my life. He says for other people, and he said, plus, my sons can come in here and help me as well. So sure enough, that’s exactly what he did. He took the property as is. And then he came in and did all the work to the property, did a beautiful job. And as a result, he got credit towards his down payment.
We put him into credit restoration. We got his credit built up. We got him qualified for a loan at the bank to be able to purchase the property and pay us off. But he said, you know what? I know I can go to the bank, but I like you guys. You guys have been so good to me. He says, I’d rather stay with you. So I was able because he had improved his credit and because he had proven his credit history with us and because he had built up payments with us, or excuse me, built up credits with us because of doing the work. Then he was able to qualify for our in-house financing program at a lower interest rate. And that was a wonderful thing. And to this day, this is three years ago. He’s still with us, still making payments, very excited about what the program offered to him.
He’s told many people about it and brought us other folks to get involved in the program. So, certainly that is one of the exciting things about being in this business and helping other people, to achieve home ownership. We’ve got another lady. She joined us. She had some challenges in her past. She lost her home. She had gotten in the downturn, the last downturn, right? And sure enough, she got a foreclosure. She got a bankruptcy. These kinds of things happen. I say, bad things happen to good people from time to time. And this certainly happened to her. She got on our program, we started reporting her monthly payment to the credit bureaus, showing that she was paying on time. We were running it through a third party. So it was verifiable that those payments indeed were made on time. And it put her in a position to qualify for a loan because she had that credit history, regardless of the fact that she had the foreclosure and the bankruptcy, she now had re-established herself.
And in fact had a payment history because she had been paying us. So, she was now in a position and refinanced her loan and got a new loan from the bank. You see, that’s what I love about the program is that we can take people where they are, whatever situation they’ve got. And as long as they have verifiable income, then we can work with them, to help them with building up their down payment, by doing some or all of the repairs to the property or we can do all the repairs to the property. Just depends on what your situation is, as to what the needs are to the property and that kind of thing. So, certainly we’d love to work with you. There’s many different people, from many walks of life, that we’ve been able to help with the program. And we look forward to helping you soon. Yeah, baby!
