A Deeper Dive Into Structuring The Deal
In this course, we examine my proprietary “Buy contract” – the one you use when you are buying. Our goal is to take this form and learn some of the ways to do a deal. We’re going to take that form apart and I’ll give you ca studies on a variety of deals that I’ve done, how those deals were structured, and how you should fill out the contract when you’re buying.
The Contract and Its Elements
We’re going to look at the various elements of a real estate sales contract for a couple of basic reasons – you may get into a situation sometime when you don’t have my contract, or you may be sitting across the table from someone and see that you can actually structure a deal right then. You don’t want to break the flow or decrease the possibility of creating that deal, and, instead, you’re able to go ahead and write your own contract. You’ll be able to create deals on the fly if you need to after completing this course.
Finding Out The Seller’s Needs
You must create a relationship with the seller and the most important thing you need to do is determine the seller’s need. Not their want, their need. That is critical to be able to structure the deal. Until you’ve done your homework, which might be on the seventh call, you’re still ferreting out information. Until you get that answer, there won’t be a deal. That’s exactly how you know there’s a problem – if you haven’t been able to do a deal yet. You have to get the details and create the answer to their problem. You may determine their need, but then you also have to know how to structure a deal that will meet their need. You have to think outside the box.
