Hi, it’s Lou and I wanted to let you know about a deal, I just did. It’s a really great deal. And it’s something that, you know, when you’ve got somebody that can look over your shoulder and give you the voice of experience, it’s a pretty powerful thing. And the voice of experience, the fact that I’ve been in the business for over 40 years. So there’s real estate agent, that I know brought me a deal. And before he even listed it or put it on the MLS, he brought it to me and he thought to himself, Hmm. If Lou buys this, I’m going to make the listing commission and I’m going to make the selling commission. So I’ll make the full 6% if Lou buys it. Well, what do you think? Do you think that agent is on your side to cause that deal to happen and help through the negotiations?

Well, that’s exactly what happened and sure enough, he did make over $7,000 on the deal and bought it for $123,500. And it’s one of the deals where, when it comes along, the voice of experience speaks and you just goes, okay, I’m going to buy this anyway. Now the typical way I’m teaching you to be in this business is to go find a buyer, before you buy. And in fact, I have a whole inventory of buyers that you will be able to put your boots on, so to speak and go find a property for, so that you’re not taking the risk of buying properties, that you don’t have a customer for. Well, I likely do have a customer for this, but first I had to go ahead and get it under contract and get it bought. And I wasn’t worried about whether I can sell this property or not, because of what’s happening in that neighborhood.

And because when you see the numbers on it, you’re going to know that it made a whole lot of sense for me to buy it and not argue about it and get the closing done quickly. We got it done around seven days. So, that’s one of the things that experience can help you with, when you’re in this business of buying, holding, and selling. And getting good coaching, getting good support, getting the help of somebody that has a lot of knowledge and background can help you greatly in not making the wrong move in the right neighborhood.
