We had a question from Erica which was, “When do you know to buy or walk away based on the repairs needed? So are you ever going to look at a house and say it’s hopeless?”

Lou Brown:

Rarely Erica, rarely do I walk away from a property because of it needing repairs. Let me just give you this example. So we had a property, literally the bank had gone into it. It must have been a mold situation, something, but they took away all of the sheet rock. Then they spray painted with Kilz paint, the floors, the stud walls, the ceilings, it looked like it snowed in there, right? It was nothing in the house. No toilets, no sinks, no faucets, no cabinets, no countertops, nothing. They took all the sheet rock and everything sold the property to us. And we put it out on our work for credit program. Well guess what? A family came along and said, we want it exactly like it is why, because we have all those skills and we are part of a team that does exactly this all the time. So they sure enough came in and did everything to that property. And it’s just a great example of what can happen when you give people an opportunity. So definitely I would not be afraid of a house like that.
