Hi! It’s Lou Brown. Talking about how to have your tenants to leave the property in better condition than you gave it to them. Well, one of the things that we do is we provide our clients something called the path to home ownership. Where we help deserving families, regardless of credit or financial background, to end up with home ownership. What a great thing. First of all, that you’re doing for yourself in helping others, right? You’re helping to change their life and they thank you for it. They appreciate you for the difference that you’re making in their life. Now, why would they leave the property in better condition? Because they’re looking at the house as their house, not your house. Why? Because you’ve given them the opportunity that someday they can end up with home ownership, that property, what a great opportunity. So naturally people take better care of things that are theirs.
So they go in, they make repairs. They make improvements. We even give them credit towards their down payment for doing some or all of the repairs to the home. And if they make upgrades and improvements, that’s on them. And they do. We’ve had people put in hardwood floors. We’ve had people put in tile back splashes. All new cabinets, countertops, sinks, appliances. We’ve had them paint we’ve had them clean. We’ve had people do all kinds of amazing things to the property because they’re looking at some, they owning the home. Now as with even any house, right? That might have bank financing on there. Sometimes bad things happen to good people. It’s just saying, I have bad things happen to good people sometimes. And they get set back in life. They have to give up the property. Maybe it was a medical issue. Maybe it was a transfer. Maybe it was a divorce. Maybe it was a death. Something happens. And as a result, they don’t need that house anymore. Or can’t sustain that house anymore because they can’t make the payments.
Well, they’ll hand that back to you often without legal issues. They’ll just say, look, can’t do it. Don’t want to do it. Here you go. Here’s your house. Well, sometimes that house comes back to you in better condition than when you gave it to them. So you don’t usually get that with a tenant, but you do get that with a path to home ownership client. I want to share that model with you. It’s a tremendous model. It’s terrific. We’ve helped so many people to attain home ownership through this model.
